Zillstr enables you to automatically analyze how a Zillow real estate listing might perform as a short-term rental property investment.
Rather than visiting multiple websites to collect data and then a spreadsheet to crunch the numbers, we have pulled this all into one convenient Chrome Extension to make your property research process a breeze.
How does Zillstr work?
Once the Chrome Extension (Zillstr) is installed, you will be able to browse Zillow real estate listings and view how much potential income you can make renting the property on a short-term rental basis.
For each zilllow.com real estate listing, Zillstr will automatically show you the following information to help you make a decision on whether the property is suited to short-term rentals:
- Average Daily Rate that can be charged
- Average occupancy achieved over the past 12 months
- Estimated annual revenue (Average Daily Rate multiplied by Occupancy)
- Estimated total annual expenses
- Estimated annual cash-flow (estimated annual revenue - estimated total annual expenses)
- Initial investment which is the total down payment (deposit) being used to purchase the property
- Cash-on-Cash return which is the ratio of annual before-tax cash flow to the total amount of cash invested, expressed as a percentage
For each listing, you can change the following calculation inputs:
- Initial down payment investment
- Short-term operating expenses such as booking fees for platforms like Airbnb
- Monthly property such as home insurance
Each time one of the inputs is changed, Zillstr will recalculate Estimated total annual expenses, Estimated annual cash-flow, Initial Investment and Cash-on-Cash return %.
Once you are happy with your inputs and calculations, you can save a listing to your Zillow.com favorites to be viewed at a later time. Note: this requires you to create an account on the Zillow.com website.
